About the Opportunity:

Our client is a construction management firm supporting a large public-sector educational facilities program in Los Angeles. They are seeking a Constructability Review Specialist to support preconstruction planning, design reviews, value engineering, and constructability analysis across complex capital improvement and modernization projects.

This role is responsible for reviewing design documents, identifying constructability concerns, evaluating project requirements, recommending value engineering solutions, and supporting project teams during the preconstruction phase to reduce design conflicts, RFIs, change orders, and construction risks.

The position works closely with Design Managers, Owner’s Representatives, architects, engineers, consultants, and project stakeholders to ensure construction documents are coordinated, complete, and aligned with project objectives prior to bidding and construction.

This role supports educational facility modernization and capital improvement projects within a large public-sector program environment.

This is a full-time, on-site role based in Los Angeles.


Key Responsibilities:

  • Support Design Managers and Owner’s Representatives during preconstruction planning and design phases.
  • Assist in reviewing Project Requirement Documents, project scope, schedules, and interim housing requirements.
  • Provide value engineering recommendations during the design process to improve project efficiency and reduce costs.
  • Review design deliverables and identify inconsistencies, ambiguities, conflicts, errors, omissions, and constructability concerns.
  • Evaluate coordination between architectural, structural, civil, mechanical, electrical, plumbing, and specialty disciplines.
  • Perform comprehensive constructability reviews of pre-bid construction documents.
  • Identify opportunities to reduce RFIs, change orders, claims, and construction-related risks.
  • Coordinate constructability review findings with project teams, design consultants, Design Managers, and Owner’s Representatives.
  • Support quality assurance efforts throughout the design development process.
  • Assist with resolution of design coordination and constructability issues.
  • Review submittals, Requests for Clarification (RFCs), and change order documentation as needed.
  • Support additional preconstruction and design-phase activities as assigned.


Mandatory Requirements:

(Candidates must meet all requirements)

Option 1 – Architectural / Construction Administration Background

  • Bachelor’s degree in Architecture.

  • Minimum 15 years of full-time professional experience.

  • Minimum 10 years serving as a Construction Administrator.

  • Minimum 5 years serving as a Designer.

  • Construction Administration experience supporting public-sector or educational facility projects.

  • Experience supporting projects valued at $8M+ individually or $80M+ cumulatively.

OR

Option 2 – Construction Management Background

  • Minimum 15 years of full-time professional experience as a Project Superintendent or Project Manager.

  • Experience supporting public-sector, educational facility, or large commercial construction projects.

  • Full responsibility for coordinating complex construction projects.

  • Experience supporting projects valued at $30M+ individually and $400M+ cumulatively.

Educational Substitution

  • Candidates who do not possess the required degree may substitute a minimum of two years of college-level coursework from an accredited college, university, or trade school and five additional years of qualifying experience in lieu of the degree requirement.

  • Candidates must still meet the applicable professional experience requirements listed above.

Additional Requirements

  • Strong understanding of construction documents, design coordination, constructability reviews, and value engineering.
  • Experience identifying design conflicts, omissions, ambiguities, and coordination issues.
  • Proficiency reviewing submittals, RFCs, and change orders.
  • Proficiency with Microsoft Office Suite and Bluebeam.
  • Strong written and verbal communication skills.
  • Ability to work efficiently in fast-paced project environments.
  • Ability to work full-time on-site in Los Angeles.


Preferred Qualifications:

  • Experience supporting K-12 educational facility projects.
  • Experience supporting large public-sector capital improvement programs.
  • Experience supporting DSA-regulated projects.
  • Experience with architectural design, construction administration, and preconstruction services.
  • Experience performing owner-side constructability reviews.
  • Professional licensure or certifications such as Registered Architect (RA), CCM, PMP, PE, LEED, or similar credentials.
  • Experience supporting multiple concurrent modernization and capital improvement projects.
