Assistant Community Manager
Summary
The Assistant Manager supports the Community Manager in the management of all phases of the operation of the property including, but not limited to, marketing, maintenance, resident relations, personnel management, and general administration.
Essential Duties and Responsibilities include the following: Identifies and suggests innovative approaches and participates in implementing performance improvement opportunities. Maintains compliance with policy and procedure in accordance with governing laws, regulations, regulatory agencies, accreditation bodies and community standards. Demonstrates on a consistent basis individual and team behavior that supports person-centered culture change, Woodwell and Woodside philosophies.
Consistently upholds the mission, values and behavior standards. Maintains confidentiality. Other duties may be assigned.
- Supervises site staff in the absence of the Community Manager to assure day-to-day management activities are in accordance with management requirements and management agent’s policies.
- Provides guidance and direction to
- Assists in marketing, leasing activities, resident retention at all properties within their community on a weekly basis.
- Assists in the monitoring of the maintenance and appearance of apartments and grounds to provide a quality living environment for the residents, assure positive curb appeal and insure the implementation of the preventative maintenance program.
- Assists in collection of rents and preparation of Deposits all receipts prior to bank closing each day.
- Assures adherence with all Fair Housing requirements. Reports any potential violations to supervisor. Maintains compliance with 504/Fair Housing policies when dealing with the public, residents, and guests.
- Assures the timely completion of HAP/PRAC requests, recertification, new resident move-in waitlist and other related paperwork to remain in compliance with HUD/Tax Credit

Supervisory Responsibilities

Education and/or Experience
Associate's degree (A. A.) or equivalent from an accredited college or technical school or six months of related experience; or equivalent combination of education and experience.
Computer Skills
Must be proficient in Word, Excel, and Outlook.
Certifications, Licenses, Registrations
- PA Driver’s License is
- As of July 1, 2025, must be a Certified Tax Credit Specialist
- Certified Occupancy Specialist (HUD), or equivalent within 18 months of hire
- Real Estate License must be obtained within 9 months of
- Real Estate license is preferred at time of hire.
- Certified Assisted Housing Manager is preferred.
- Certified Tax Credit Specialist is preferred.
