Director of Maintenance

Directs the work of the Maintenance Department. Able to perform various skilled building operational tasks as required by schedule or work orders to ensure safety and comfort of residents, visitors, and employee.

Essential Duties and Responsibilities include the following:
Identifies and suggests innovative approaches and participates in implementing performance improvement opportunities. Maintains compliance with policy and procedure in accordance with governing laws, regulations, regulatory agencies, accreditation bodies and community standards. Demonstrates on a consistent basis individual and team behavior that supports the Person-Centered, Woodwell and Woodside philosophies. Consistently upholds the mission, values and behavior standards. Maintains confidentiality. Other duties may be assigned.

Responsible for all capital needs planning. Prepares the scope of work for high level projects Reviews the bid summary for all contracts that have been prepared by Tech III’s. Responsibility includes all high level repairs. Performs MOCK REAC Inspections and oversees the follow up of REAC Inspections at all communities. Oversees the implementation of the safety program for all communities throughout the portfolio. Coordinates and conducts quarterly maintenance meetings to include all maintenance staff, and also conducts monthly Tech III Meetings. Responsible for the review of Tech III Site Inspections at each community prior to them being forwarded to Corporate Office. Other duties may be assigned.

Observe mechanical/electrical devices such as pumps, engines, motors, entire systems, while operating and by troubleshooting, complex testing, or system testing be able to determine a malfunction and to correct the problem or have the problem corrected to assure operation of the equipment in a reliable manner.

Disassembles various equipment to determine feasibility of repair, make contact with manufacture if necessary, estimate repairs, prepare any requisitions for approval concerning repair, document repairs, and follow all regulatory demands involved with repairs in order to limit non-operational time and provide service to residents, visitors, and employees.

Demonstrates the ability to decide what tools are required to perform various tasks and assure their availability for pending tasks by pre-job conferences. Isolate any equipment and notify any individual affected before repairs begin and when completed to allow as normal operation as possible for those concerned.

Determine plumbing problems and have ability to perform plumbing repairs including replacement of sinks, tubs, etc. and ability to read schematics to locate various valving and lines for shut off or re-routing to ensure least possible down time on this equipment.

Test and isolates any problems with the electrical systems. Have knowledge of all major distribution panels, what is controlled and where their source of power is produced. Demonstrate knowledge of any emergency system and transfer switch operation to ensure limited outages and inconvenience.

Directs and supervises Maintenance Tech IIIs in the Housing Division. Indirectly supervises other maintenance employees in the Housing Division.

Assists as needed other Maintenance Techs in other service areas.

Responds to emergency or non emergency calls throughout the divisions as set forth by present policy to promote safety and reliability to those situations. This will include off hours and weekends as necessary.

Possesses knowledge on systems to isolate components of various systems such as heating, cooling, refrigeration, etc. and be able to identify those problems at least to the power source versus actual system problems to eliminate unneeded service calls and reduce down time.

Demonstrate ability to train others in system knowledge of their respective facilities and schedule work through these employees for training and sharing information.

Maintain the ability and schedule to test various fire system equipment such as smoke detectors pull stations, sprinkler systems including jockey pumps and complete any and all forms for required documentation.

Direct supervision of Maintenance Tech IIIs. Indirect supervision of other maintenance employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include the coordination of training for all maintenance staff; planning, assigning, and directing work; appraising performance; rewarding and; addressing complaints and resolving problems.
