Location: Toronto, ON – Hybrid
Duration: December 15, 2026 – December 14, 2027
Rate: $100–$110/hr INC

About the Role

We are seeking an experienced Director, Business Operations – Global Real Estate Operations to join a global real estate investment organization supporting regional offices across Canada, the United States, and Asia Pacific.

The Global Real Estate Operations team is responsible for developing and maintaining global policies and standards, operational tools, business processes, risk and compliance programs, contract management, business continuity planning, and platform reporting.

The Director, Business Operations will play a key leadership role in developing, managing, and communicating operational policies and procedures while partnering with stakeholders across real estate investment, asset management, finance, risk, compliance, procurement, and other functional groups.

Key Responsibilities

Operational Policies & Processes

  • Develop, own, and lead the implementation of Global Real Estate operational policies and procedures.

  • Act as the subject matter expert for leasing policies, procurement policies, operational playbooks, and templates.

  • Maintain an inventory of policies, procedures, and templates and ensure appropriate review and refresh cycles.

  • Lead third party manager oversight programs, including tenant engagement surveys and property management and leasing broker scorecards.

  • Develop and manage processes for the onboarding and offboarding of real estate investments.

  • Develop processes for onboarding new ventures and investment funds, including operational playbooks and clearly defined accountabilities.

  • Identify opportunities to improve operational efficiency and support organizational change.

Compliance & Risk Management

  • Manage business unit compliance and risk management programs.

  • Lead responses to internal audits and coordinate external audit activities as required.

  • Administer AML/ATF programs, including onboarding screening, monitoring, reporting, and compliance requirements.

  • Coordinate compliance programs including anti money laundering, privacy assessments, and fraud risk assessments.

  • Identify opportunities to continuously improve the effectiveness and efficiency of risk and compliance programs.

Contract & Vendor Management

  • Lead business unit contracting and contract management processes.

  • Ensure procurement policies and third party risk management standards are followed.

  • Train stakeholders on procurement and third party risk requirements and act as a subject matter expert.

  • Own and manage relationships with selected third party vendors.

  • Develop business cases and obtain stakeholder consensus for new contract types.

  • Maintain business managed contracts including master agreements, service agreements, and vendor contracts.

  • Maintain a centralized contract inventory containing key terms, renewal dates, expiry dates, and pricing.

  • Proactively manage contract renewals and expirations and coordinate renegotiations where required.

  • Review and process vendor invoices, ensuring accuracy against purchase orders, contracts, and required approvals.

Business Continuity

  • Act as the business unit owner of the Business Continuity Plan.

  • Partner with key stakeholders to identify critical business processes, assess operational risks, and develop strategies to mitigate potential disruptions.

  • Ensure employees understand the Business Continuity Plan and their individual responsibilities during a disruption or crisis.

  • Maintain readiness and support effective implementation and testing of continuity procedures.

Qualifications

  • Bachelor’s degree in Business, Finance, Accounting, Real Estate Management, or a related discipline preferred.

  • Minimum 10 years of professional experience, including at least 5 years within the investment management industry.

  • Strong knowledge of real estate investment, asset management, accounting, and administration.

  • Experience working with real estate investment funds is considered an asset.

  • Advanced proficiency with Microsoft Excel.

  • Experience with real estate accounting and management systems required.

  • Experience with Yardi, VTS, and Anaplan is considered an asset.

  • Strong understanding of operational risk, compliance, procurement, contract management, and business controls.

  • Experience managing multiple stakeholders across different functions, business units, and geographic locations.

  • Excellent communication, influencing, and relationship management skills.

  • Strong quantitative and qualitative analytical capabilities.

  • Demonstrated ability to review and audit financial, performance, and operational reporting for accuracy, integrity, and compliance.

  • Excellent organizational and time management skills with the ability to manage competing priorities and demanding deadlines.

  • Ability to work independently while collaborating effectively within a global, highly matrixed organization.

Ideal Candidate

The ideal candidate combines global real estate investment knowledge with strong business operations, risk, compliance, and governance experience.

They will be comfortable working with senior stakeholders across multiple regions, establishing operational standards, managing complex vendor and contract relationships, leading audit and compliance activities, and identifying opportunities to improve processes across a large real estate investment platform.
