Our federal government client requires the services of land appraisals for many purposes including, for the determination of the fair market value of interests on reserve land and non-reserve land, for historical land value appraisals and for periodic rent reviews. In addition, the client requires appraisal consulting services, including reviewing appraisals, reviewing and drafting Terms of Reference and advising the client on other appraisal and land valuation matters.
Tasks:
Provide services based on individual requirements;
Prepare or review Terms of Reference for an appraisal requirement;
Prepare an appraisal (Full Narrative Report) to estimate the fair market rent and/or review rental appraisals;
Prepare an appraisal (Full Narrative Report) to estimate the fair market value and/or review fair market value appraisals;
Provide appraisal reviews; recommendations and conclusions to client for the purpose of obtaining an independent opinion for the land described;
Prepare and submit draft reports meeting the requirements outlined for review and comment by the Departmental Representative;
Incorporate edits, a second draft may be required depending on the scope of the comments.
Prepare final reports (Full Narrative Report) meeting the requirements outlined and submit to the Departmental Representative;
Client must be able to rely on all reports prepared for and submitted to client and all advice given to client. Client may share the report with interested third parties upon request.
Any other related tasks, as requested by the Project Authority or it’s representative.
Experience and Qualifications:
Minimum of five (5) years performing the role of a AACI designated appraiser.
Experience with Residential, Commercial and Industrial appraisals
Accreditation as member of the Appraisal Institute of Canada (AIC)
